A material storage lease conversation should be organized before anyone talks numbers. Start with property owner name, parcel address, available area, covered square footage, access limitations, hours of operation, water and power availability, security, insurance expectations, and what areas are off limits.

The next layer is operational fit: whether trucks can enter without damaging access roads, whether material can be separated by source, whether wet material can be staged without leaving the property, and whether the site has a clear plan for loading out.

If the review shows possible land disturbance, stormwater discharge, or a regulatory question, the property should pause for permit, engineering, or environmental review.

What to include before dispatch

  • Available acreage, covered square footage, door height, floor or pad condition, and photos.
  • Truck access, gate width, turn-around space, drainage paths, and nearby road limits.
